What is a home warranty?
A home warranty is typically a one year (12 month) service contract designed to protect you and your family's budget from unexpected repairs needed on a home's systems and appliances...not to be confused with home insurance.
There are a number of plans and options to choose from to best fit a San Antonio home's specific needs or requirements. Basic plans usually include coverage for kitchen appliances, water heaters, some aspects of plumbing, plumbing stoppages or back ups, minor electric issues, heating system, ductwork, whirlpool bath motors and pumps to name a few basic coverage options...Some additional add on options usually include pool or spa equipment, washer/dryer, refrigerators, air conditioning, septic system and water well or pump options. Most San Antonio providers also offer package upgrade options.
Home warranty packages can range from a few hundred dollars all the way up into the thousands depending on what you would like covered.
The most important thing is to understand not only the associated up front cost and service fees but what you are getting in coverage before selecting a home warranty provider...be sure to look over your San Antonio providers website or coverage brochure before hand.
On a side note, be sure to keep an eye out for the expiration date on your home warranty. You can always pay for and renew your home warranty at expiration but you want to make sure any claims are made in the coverage time frame as needed.
Also keep in mind only items that fail or fault after closing are included in the home warranty coverage, any items found in the inspection report should be addressed during the option period accordingly as they will most likely not be carried over into your new home warranty.
